Move In Inspection Form
Thoroughly fill out the Move In Inspection. We do not want to charge you for damage you did not cause. We rely heavily on the move in inspection when it is time to decide what repairs you are liable for. If something is found to be damaged at the Move out inspection and not noted on move in inspection we have no reason to believe that you did not cause the damage. Please help us help you avoid issues after move out and turn this in on time. If you leave it as clean and damage free as you found it, you will be safe!
Rent s always due on the 1st of the month once your lease has begun. Late fees are applied at 5:00PM on the 5th of the month. Have your balance paid in full on the 1st and we will send you a thank you coupon for an area business by the 5th of the month! Have a balance at 5:01PM, and you will be assessed a late fee of $25 or 10% of the amount of the account balance, whichever is greater.
You are required to have your utilities turned on for your entire lease. Contact the Harrisonburg Electric before moving in as it can take a couple days during the busiest times of year. Your water bill will be charged to your account and can be paid with your rent.
There are a lot of things we can charge you for, but we do not want to. For the most part, the more, fines and fees you get, the more work it is for us. Please look at the save money page before you start decorating, before you enter a work order, before you plan a wild party. You just might save yourself some big bucks by avoiding tenant charges we see all the time.
We will only email when we have important information to share with you, be it about your community, your lease, reminders or newsletters. We try to “leave you alone” as much as possible while still doing everything we can to keep you informed about your property. We have no way of knowing when there is a problem in your apartment unless you make us aware. Simply enter a maintenance issue using your online access account any time 24/7. If you are not sure if the problem is something you are responsible for, you may still enter the work order and Matt, our Asset Administrator, will let you know if it seems like something you can take care of and avoid a maintenance charge.
Treat others as you want to be treated.
Your lease, especially the Rules and Regulations section, outline all of your responsibilities. All of these can be summed up by the Golden Rule, “treat others as you want to be treated”. This includes your dwelling, treat it as if it were your own valuable piece of real estate that you want to last forever. Keep your place looking nice. It is much easier to clean up once a week than once a year right before you move out.
